September has opened with steady activity across the property market.
Buyers have a wider selection of homes to consider. Sellers have an opportunity to distinguish their property through accurate pricing, strong presentation, and a carefully managed launch. Investors can also explore a varied range of opportunities across Bradford, Batley, Skipton, and the wider West Yorkshire area.
National figures indicate measured price movement, while the latest local data continues to show positive annual growth. Greykey Estates’ research also reveals new instructions, asking-price reviews, and a substantial number of available properties.
Together, the figures describe an active and considered market in which preparation can create a meaningful advantage.
A stable national picture
One recent national house-price index reported an average UK property price of £298,468 in August. Prices were 0.2% lower than in July and 0.4% below the same point last year.
Another national index recorded monthly growth of 0.2% and annual growth of 1.6%, with an average price of £275,465.
The figures differ because the indices use different samples and methods. Viewed together, they indicate a broadly stable national market with relatively modest monthly changes.
National asking-price data placed the average price of a newly listed home at £364,999, 2.0% lower than in July. The number of properties available for sale reached a 12-year high for that stage of the year.
Across Yorkshire and the Humber, the average new seller asking price was £255,956. This was 1.5% lower than in July but remained 0.9% higher annually. The average time required to secure a buyer was 62 days.
This wider availability gives buyers more choice. For sellers, it makes a well-planned launch particularly valuable because buyers can compare several suitable properties before deciding which homes to view.
Buyers are making considered decisions
Official mortgage-market figures recorded 56,100 approvals for house purchase in July, compared with 58,200 in June. The effective rate paid on newly drawn mortgages moved from 4.35% to 4.45%.
Buyers therefore continue to pay close attention to affordability, monthly payments, and the overall condition of the property they are purchasing.
A seller who enters the market with a well-supported price, clear property information, and a home prepared to a strong standard makes the decision easier for prospective buyers.
Financial qualification is equally important. Confirming a buyer’s deposit, mortgage agreement in principle, and related sale allows an offer to be assessed on both its value and its ability to progress.

Our live market research covers BD1, BD7, BD9, BD15, BD16, BD17, BD18, LS29, and WF17. These postcodes provide detailed insight into Bradford city centre, western and northern Bradford, Bingley, Baildon, Shipley, Ilkley, Batley, and their surrounding communities.
Separate transaction-pipeline research has also been examined for BD23, covering Skipton and the wider surrounding area.
Across the nine-postcode live market area, 2,202 properties were recorded as available for sale on 9 September.
Of those, 554 had been marketed for at least 16 weeks, representing approximately 25.2% of the total.
The same research recorded:
- 59 new additions.
- 61 asking-price revisions.
- 17 properties returning to active availability after an earlier agreement did not proceed.
New listings and asking-price reviews were therefore taking place at similar levels. Buyers were being presented with both newly launched homes and established properties whose sellers had reconsidered their market position.
A longer marketing period does not prevent a property from selling. It can provide a useful opportunity to review the photography, description, presentation, advertising, price, and communication strategy.
A carefully refreshed campaign can introduce the home to a new audience and renew interest among buyers who may previously have overlooked it.
Continued transaction activity across BD23
Separate early-September research for BD23 recorded 97 property sales expected to complete during the following weeks.
Expected completions are transactions progressing through the conveyancing process rather than final registered sales. Nevertheless, the figure shows a meaningful pipeline of activity across Skipton and the wider BD23 area.
For sellers, this demonstrates that buyers are progressing with suitable homes when the property, price, and circumstances align. For prospective sellers, it also means that preparation should begin before the property is launched, allowing it to enter the market with the necessary information, presentation, and pricing strategy already in place.
Batley under the microscope
Greykey Estates’ WF17-focused research provides a closer view of the Batley market.
On 9 September, 270 properties were recorded as available for sale. Of those, 67 had been marketed for at least 16 weeks, representing approximately 24.8% of the available stock.
The selected view also displayed eight new additions and five asking-price revisions. No properties had returned to the market following an earlier agreement within that particular snapshot.
The newly listed homes ranged from £42,500 to £325,000. They included a two-bedroom apartment, two-bedroom terraces priced between £105,000 and £155,000, three-bedroom semi-detached homes at £220,000 and £300,000, and a four-bedroom semi-detached property at £325,000.
This breadth is one of Batley’s strengths.
The area offers different entry points for first-time buyers, families, downsizers, and investors. Traditional terraces, apartments, family houses, and auction properties serve different sections of the market and should be positioned accordingly.
For a Batley seller, the most relevant competition is the group of properties offering similar accommodation to buyers with a comparable budget. Understanding those alternatives allows the launch price and marketing strategy to be built around the property’s genuine advantages.
For investors, the variety creates a broad range of possibilities. A lower-entry-price apartment may provide an accessible route into the market, subject to the lease, service charge, building condition, and financing being suitable. A traditional terrace or family home may appeal to a different tenant profile and produce a different balance between purchase cost, rent, and long-term expenditure.
The strongest investment decision considers the complete proposition rather than the asking price alone.
Positive annual growth across the local markets
The latest official local housing figures placed Bradford’s average completed property price at £185,000 in June, 6.0% higher than a year earlier.
Across Kirklees, which includes Batley, the average completed price was £206,000, representing annual growth of 5.4%.
In North Yorkshire, which includes the wider area surrounding Skipton, the average was £271,000, 3.1% higher annually.
Average monthly rents also reached:
- £749 across Bradford.
- £780 across Kirklees.
- £844 across North Yorkshire.
These figures provide a positive local backdrop, with annual growth recorded across all three areas.
